Who needs a home inspection?
Everyone does.  Whether you're a first time or seasoned home buyer, a concerned seller, or an inquisitive owner, a professional home inspector can address all of your questions and concerns.  A member of the Smith & Shaw team of certified inspectors will walk you through the home, pointing out potential problem areas.  In addition, our inspectors will offer useful information every homeowner should know.

 

Why should I hire a certified home inspector?
Currently, in the state of Iowa, there are no licensing requirements for home inspectors.  This means that anyone with a ladder and a flashlight can open a home inspection business.  While there are plenty of good inspectors out there, it is important that you hire is a certified professional, especially when making one of the largest investments of your life.  

 

What is inspected?

Every aspect of your home will be covered.  See our on-site report page for a detailed list of all components inspected.  It should be noted, however, that this is a visual inspection.  We will not be able to evaluate what we cannot readily see.  The inspection should not be confused with an appraisal, a code inspection or a guarantee / warranty of any kind.

 

Should I be present for the inspection?

Absolutely!  Our goal is to educate you, the home buyer, seller, or owner about the condition of your current or prospective home.  We highly encourage active participation throughout all of our inspections.  However, we do realize it is not always possible to attend the inspection and are more than happy to take the time after the inspection to explain our findings to you at your earliest convenience via phone, e-mail, or fax. 

 

How long will an inspection take?
Typically, a complete inspection will take approximately 3 hours.  Of course, all homes are different, and certain situations may require more time to be thoroughly inspected.

 

What about inclement weather?

Smith & Shaw inspectors conduct thorough and professional inspections regardless of weather conditions.  However, some inspections may be limited due to snow, rain, wind, or other adverse conditions.

 

I'm buying a new home, should I still have it inspected?

Definitely!  No home is perfect and it may take an expert eye to discover any hidden flaws.  Most reputable trades people will be more than happy to remedy areas of concern prior to closing on your new home.
